We produced a comprehensive set of architectural drawings and secured full planning permission for the conversion of the property into three flats, including a hipped dormer loft extension and a rear extension to maximise internal space.

Full Project Management Including Party Wall Agreements

As with all complex property conversions, managing relationships with neighbouring properties is essential. Draw Plans handled all necessary party wall agreements to ensure the build could proceed without disruption or delays.

Major Structural Works and Chimney Removal

To reconfigure the interior layout for modern living, significant structural works were required. Our team safely removed existing chimney breasts, reinforced the building with new steelwork installations, and rebuilt floor structures to accommodate new staircases and layouts across multiple levels.

Staircase Installation and Rebuilding Internals

A new timber staircase was installed to provide access to the upper flats, and extensive first-fix carpentry was carried out throughout the building. Working from exposed brickwork and open joists, we rebuilt floors, ceilings, and internal walls to align with the new floorplans.

Dormer Loft and External Works

A bespoke hipped dormer loft conversion added an entire new floor to the upper flat, delivering bright and spacious accommodation with excellent views. The new dormer was completed with black tile cladding, modern roof insulation, and new aluminium windows for a clean, contemporary finish.

As part of the renovation, all flats were upgraded with modern insulation, efficient layouts, and new windows throughout, meeting today’s expectations for comfort and sustainability.
