Planning Application Fees & Process
Submitting a planning application involves engagement with the Local Planning Authority (LPA). While we manage this process professionally and proactively, the behaviour and requirements of planning officers are outside our control. For this reason, our planning services are structured in clear stages to ensure transparency, fairness, and value for our clients.

Planning Application Submission Package (Fixed Fee)
This package covers the preparation and submission of a complete and policy-led planning application.
Includes:

Preparation of planning application drawings
-
Completion of planning application forms
-
Planning Statement and Design & Access Statement (where required)
-
Submission of the application to the Local Planning Authority
-
One round of validation queries from the LPA
-
One round of minor clarification responses following registration
-
Monitoring of the application through to decision

Typical fees:
-
Householder / small residential applications: £850 – £1,500
-
Larger or more complex schemes: £1,500 – £3,000
Exact fees are confirmed following an initial review of the site and proposal.

Planning Management & Officer Liaison
(Time-Based / Capped Allowance)
Local Planning Authorities often request additional information, clarifications, or revisions after an application has been submitted. To ensure this work is properly resourced, planning management beyond the initial submission is charged separately.

Planning Management Allowance:

A pre-agreed allowance is typically included, covering up to 6 hours of post-submission officer liaison.

Any time beyond this allowance is charged at:

Director / Senior Planner: £95 – £125 per hour

Senior Technical Staff: £65 – £85 per hour
-
We will always advise clients in advance where additional time is likely to be required.

Additional Reports & Consultant Inputs (Client-Funded)
Planning authorities may require specialist reports as part of the decision-making process. These are not included within our planning submission fees.

Where required, we can recommend suitable consultants and coordinate information; however, all specialist reports are commissioned and paid for directly by the client.

Amendments, Redesigns & Resubmissions
Planning officers may request amendments that go beyond minor clarifications. In such cases, additional fees will apply.

Minor amendments: typically £450 – £750
-
Full redesign or resubmission: charged as a new service (typically 60–80% of the original planning fee)
Any additional work will be agreed with the client in advance.

Important Note on Planning Authority Requests
Local Authority requirements, timescales, and decision-making processes are beyond our control. Our fees are based on a reasonable level of engagement consistent with industry standards.
Additional requests, reports, redesigns, or extended negotiations with the LPA fall outside the scope of our fixed-fee planning submission package and are chargeable.
